At ChimeraSage LLC, we pride ourselves on offering thoughtfully managed, eco-conscious rental homes designed for respectful, peaceful living in beautiful neighborhoods. Our leases are fixed 12-month agreements that emphasize community harmony and care for our brand new properties. We enforce strict no-smoking and no-pet (pets could be allowed and negotiated before lease signing) policies to maintain air quality and cleanliness.

Tenants are responsible for utilities and agree to comply with HOA rules and quiet hours to ensure a peaceful environment. ChimeraSage LLC handles all landscaping to maintain our properties’ natural beauty. ChimeraSage LLC and the local property manager, DJ Chandler, handles all inquiries or concerns about maintenance or repairs. Our lease agreements encourage responsible use of the home, including minimal wall mountings and no major cosmetic alterations, preserving the new condition of the houses.

We require security deposits and cleaning fees refundable upon move-out, provided the home is professionally cleaned and left without damage beyond normal wear. Early termination during the lease term is subject to fees, ensuring stable tenancy for all residents.

ChimeraSage LLC Lease Conditions Overview

Thank you for your interest in leasing with ChimeraSage LLC. We manage thoughtfully designed, brand-new homes located in peaceful neighborhoods in Alachua, FL. Before applying, please review the key lease conditions to ensure our properties and policies are the right fit for you:

Lease Term: Fixed 12-month lease. Tenants commit to the full term. Early termination will incur fees, including an early termination charge plus rent due until a replacement tenant is secured or lease end. Renewals are offered at the end of the term with a 60-day notice required for termination of renewed or month-to-month leases.

Rent and Fees: Monthly rent is property-specific ($2,200/month for Charle). Move-in costs include first and last month’s rent, a $600 security deposit, and a $400 cleaning fee. Both security deposit and cleaning fee are refundable upon move-out provided the home is professionally cleaned and undamaged beyond normal wear and tear. Additional charges could apply for any unreported damage beyond normal wear and tear.

No Smoking: To protect air quality and maintain the pristine condition of our homes, we strictly prohibit any form of smoking or vaping on the property—both indoors and outdoors.

Property Use: Homes are unfurnished. Tenants are responsible for all utilities including electric, water, gas, trash, and internet. Lawn care is handled by ChimeraSage LLC. Front door and interior garage door keys along with two garage door openers will be issued after lease signing and proof of utilities (the City of Alachua requires a copy of the signed lease to transfer utilities to tenants' names). The Schlage front door lock will require set-up with the property manager before, during or after move-in. A signed document will include all keys and access information that states tenants' are responsible for replacement costs if lost. Landlord and/or property manager through ChimeraSage LLC, will give tenants 24 hour notice before access is required either for regular maintenance or other legitimate reason. We respect your privacy. The property manager is local and on call for any needs or issues that occur.

Restrictions: No subletting, Airbnb, or third-party guest housing is allowed at any time. No remodeling. Minor cosmetic alterations are allowed only after written approval from the Landlord and Property Manager, though minimal wall mounting with proper patching upon move-out is allowed without written approval.

Community Compliance: Tenants must abide by HOA rules, including parking, noise, and trash disposal. Trash cans are provided by the City of Alachua. There is one bin for recycling and another for trash. Pick up morning is Tuesday. Trash cans cannot be left out on the street and are required to be stored away either behind the house/fence or in the garage. Quiet hours are from 10:00 PM to 8:00 AM. Parking is limited to the property itself. Overflow guest parking can use the community parking at the community pool, which is 2 short blocks away from the property. The community pool is available to all residents and entry does not require a code or card. Mailbox is located in front of the community pool (near the main entrance of the Lennar Community). Two mailbox keys will be issued to tenants along with a signed agreement that if the keys are lost replacement will be at the tenants' own cost. A copy of the HOA rules for compliance will be emailed after approval and before lease signing.
